  • How will deposits be collected?
    Deposits can be sent via courier or dropped off at one of two locations: PMA Brethour Realty Group 20 Valleywood Drive, Suite 103 Markham Ontario Mon - Fri: 9am to 5pm OR Royalton Homes 10114 Hwy 26, Unit 4 Collingwood Ontario (Mon-Fri from 9am – noon; or 2pm– 5pm)
  • Who do I make the cheques payable to?
    Please make the first 4 deposit cheques payable to: Owens Wright LLP in Trust. The fifth (last) deposit cheque should be made payable to: Craigleith Waterfront Development Inc.
  • What are the condos fees for phase 1?
    The common element condo fees for the Waterside Towns are approximately $278 per month for phase 1.
  • Will there be fees for snow removal and garbage collection?
    Snow removal, lawn maintenance and garbage collection are all a part of our “Peace of Mind” services package included in your common element fee.
  • Are development fees capped?
    Yes, development fees are capped at $7,950.00.
  • Can I assign my home?
    Assignments are not permitted.
  • What is the equipment rental fee and what does it include?
    The equipment rental fee for phase 1 is $93.63 plus tax and will be discounted to $60.64 plus tax for the first two years. Annual increases will be capped at of no more than 4.99%. The rental equipment package includes: Tankless gas-fired water heater, power pipe, high efficiency hydronic air handler for heating and heat recovery ventilator (HRV).
  • What are the benefits of the Equipment Rental?
    Rental benefits include: 24/7 customer support for service calls, same day service by highly trained technicians, no cost for maintenance, repairs and services, full parts & labour protection. Complimentary Smart Home package is included with the rental program for the first two years as outlined in the Features & Finishes Sheet.
  • Can I purchase or buy out the rental equipment if I prefer not to rent them?
    The rental equipment can be purchased for approximately $12,000 plus HST, to be confirmed at your Design Centre appointment. Costs for maintenance, repairs and service will be the homeowners’ responsibility subject to applicable warranties. Smart Home package can be arranged directly with the supplier at the Homeowners’ expense.
  • Is Air Conditioning included?
    Air conditioning is not included but can be purchased at the time of your Design Centre appointment. Alternately, air conditioning can be added to the equipment rental package for an additional $30.00 plus taxes per month.
  • Is the Equipment Rental Fee included in the maintenance fees?
    No, they are two different fees offering great peace of mind on two different fronts.
  • Who will be the property management company?
    Local licensed property management company.
  • How many parking spaces will the homes come with?
    Models with Single car garages will provide parking for one car in the garage and one car in the driveway; and models with double car garages will provide parking for two cars in the garage and two cars in the driveway.
  • Will I be able to rent my home?

  • Can changes be made to the floor plan?
    Minor modifications to the floor plan may be considered including changes to kitchen layouts and additional windows, where structural permits and additional exterior openings are allowed as per code. These changes and associated costs can be discussed at the time of your Design Centre appointment.
  • Can fences be built within the property line?
    For Waterside Towns privacy screens can be built from the back of the house to a maximum of 14 feet. This area can be fully enclosed with fencing within 14 feet from the back of the house. The Homeowner will be responsible for any lawn maintenance required within the fully enclosed area. For Waterfront Detached homes full fencing around the perimeter of the rear yard is permitted. The Homeowner will be responsible for any lawn maintenance required within the fully enclosed area.
  • Are kitchen appliances and washer/dryer included?
    Kitchen appliances and washer/dryer are to be supplied and installed by the Homeowner after the closing date.
  • Can I install a hot tub?
    Upgrades to provide rough-in electrical for future hot tub will be available during your Design Centre appointment.
  • Is the beach private to residents only?
    The beach is a neighbourhood beach that is shared with neighbouring residents.
  • Will the beach be monitored, cleaned and supervised?
    The beach is to be cleaned of natural residue approximately once per month to be finalized by the Condo Corporations. Monitoring or supervision of the beach will be at the discretion of the Condo Board.
  • Will the house come with an electrical outlet for charging cars?
    A conduit for future electrical car charging in the garage will be provided as per the Features & Finishes sheet. The Homeowner can upgrade to include wiring and receptacle outlet designated for car charging in the garage at the time of their Design Centre appointment.
